Rental Property Cleanouts for Landlords and Property Managers

A rental property cleanout has one number attached to it that a homeowner cleanout doesn't: the daily cost of an empty unit.

Every day that unit sits full of the last tenant's furniture is a day it isn't listed, isn't shown, and isn't earning. That's the whole business case. The haul is a fixed cost. The vacancy is a meter running.

The three turnover situations

Normal turnover

The tenant moved out and left the usual: a couch that wouldn't fit in the U-Haul, a mattress, some bags of trash, a few things in the garage or storage locker.

Straightforward job. We clear it, sweep it, and you get a unit ready for paint and carpet — usually in a single visit.

Abandoned property

The tenant left and left everything. Furniture, clothes, food in the fridge, sometimes a car in the driveway. This is the one where the volume genuinely surprises people.

Important: Michigan has specific legal requirements around handling property left behind by a tenant, including notice obligations and, in some situations, a duty to store it. Those rules are real and they're not something a hauler can decide for you. Confirm your obligations with your attorney before anything gets removed — this post isn't legal advice, and we're not in a position to give it. Once you have the authority to clear it, we'll clear it.

Eviction cleanout

Post-judgment, after a legal lockout. These are usually scheduled tight and often have a court officer or bailiff involved.

We can work to that schedule. Give us the date and the window and we'll plan the crew around it.

What slows a turn down (and how to avoid it)

Discovering hazardous items on the day of. Paint, motor oil, propane tanks, pool chemicals, and car batteries turn up constantly in rental cleanouts, especially in garages and basements. They need separate disposal. A five-minute walkthrough beforehand keeps the crew from standing around.

Not knowing about the appliances. A dead fridge full of spoiled food is a different job than an empty one — say so and we'll come prepared. Anything with refrigerant needs proper handling before disposal.

Access. Second and third-floor walkups, no elevator, narrow stairwells, no parking for a truck or container. All solvable, all things we'd rather know about before dispatch than after.

Trying to do it in pieces. Clearing half a unit, waiting on a decision, then rebooking costs more than one full pass.

Sequencing the trades wrong. Cleanout first, then paint and floor. Not simultaneously. Painters can't work around a couch.

Bundling the tear-out with the cleanout

Most turnovers aren't only a cleanout. There's carpet that has to come up, a vanity that's shot, cabinets from another decade, or damage that needs to come out before the repair goes in.

Doing the demolition and tear-out in the same visit as the cleanout means one crew, one container, and one invoice — and it collapses two or three days of scheduling into one. For property managers running multiple units, that's usually the biggest time saving available.

Single unit or the whole building?

One unit, moderate volume? Junk removal by the truckload. We show up, load, leave. Nothing sits on the property.

Multiple units, a full building, or a heavy single unit? A dumpster with a loading crew on site. Especially useful when you're turning several doors at once or running demo alongside the clear-out — everything goes in one box as the work happens.

For property managers running volume

If you're turning units regularly rather than calling once, tell us that on the first call. Ongoing turnover work is a different conversation than a one-time haul — scheduling, contacts, and how jobs get authorized all work better when they're set up once instead of renegotiated every time.
