What makes foreclosure cleanouts their own thing

The volume is unpredictable. A house that looked half-empty during the drive-by has a full basement and a packed attic. Interior photos before a bid help enormously — otherwise plan for more than you think.

Nobody's coming back for it. Unlike a tenant turnover, there's usually no one to consult about what stays. Once you have clear authority to clear the property, it all goes.

Condition is often bad. Utilities off for months. A refrigerator full of spoiled food. Water damage from a winter with no heat. Pests. Sometimes copper stripped out of the walls, which is a Detroit-area reality on vacant properties.

The clock matters. Carrying cost, insurance, and the rehab schedule all start the day you take it. Every day empty and full is a day of holding cost with nothing moving.

The authority question — get this right first

Before anything gets removed, be certain your right to clear the property is settled. Depending on how the property came to you, there can be redemption periods, occupancy questions, or personal property obligations attached to it — and Michigan has specific rules about property left behind by occupants.

That's a question for your attorney or title company, not for a hauling crew, and this post isn't legal advice. What we can say is straightforward: once you have the authority, we'll clear it, and we'd rather ask than assume.

Furniture, mattresses, and box springs. Appliances, including refrigerators with spoiled contents. Clothing, bedding, and personal effects. Bagged and loose trash. Carpet, padding, and flooring. Cabinets, vanities, and fixtures. Garage, shed, and basement contents. Yard debris and overgrowth piles. Tires. Construction debris from an abandoned rehab. Vehicles and boats are their own conversation — tell us if there's one on the property.

Needs separate handling: paint, fuel, motor oil, chemicals, propane tanks, batteries, medical sharps, and anything with refrigerant. Vacant properties tend to accumulate exactly these, especially in garages and basements.

Bundle the tear-out with the trash-out

Most foreclosures need more than emptying. There's carpet that has to go, a kitchen from another era, water-damaged drywall, a deck that's rotted through, or a garage that's past saving.

Doing the demolition in the same visit as the cleanout is the single biggest schedule saver on these projects. One crew, one container, one mobilization — instead of a cleanout crew this week, a demo crew next week, and a hauler after that.

For most REO properties we'll put a dumpster with a loading crew on site so the clear-out and the tear-out feed the same box. For smaller or fully accessible properties, straight truckload hauling is simpler and nothing sits in the driveway.

What "broom-clean" means for a listing

Empty isn't the finish line. Photo-ready is.

We leave the property swept, with debris out of the yard and the garage, so the next thing that happens can be a contractor walkthrough or a photographer — not another round of cleanup.

If you're turning multiple properties rather than a one-off, tell us on the first call. Recurring work is a different setup than a single haul — how jobs get authorized, how access is handled, how scheduling works, and how you get told what was actually found on site. Worth arranging once instead of renegotiating every property.
